Realty Services
Chad and Holley Tillman provide selective seller and buyer agency services for residential real estate clients in North Carolina through Keller Williams Realty. Chad is also licensed in South Carolina and may assist with qualifying South Carolina residential transactions as appropriate. Their practice is intentionally limited so they can remain directly involved in strategy, preparation, communication, negotiation, and transaction coordination.
Seller Representation
Selling a home is rarely just a pricing exercise. It often involves timing, preparation, negotiation leverage, family considerations, relocation, estate-planning considerations, tax considerations, repairs, staging, and risk management. Chad and Holley help sellers evaluate the market, prepare the property, develop a pricing and launch strategy, coordinate trusted service providers, manage buyer and agent communications, review offers, negotiate terms, and guide the transaction from listing through closing. Their approach is deliberate, practical, and hands-on.
Buyer Representation
Buying a home is both a personal decision and a financial commitment. Chad and Holley help buyers clarify goals, understand neighborhoods and market conditions, evaluate properties, structure offers, negotiate terms, and coordinate the transaction through due diligence, financing, inspections, repair negotiations, professional-advisor coordination, and closing. Their role is to help clients make informed decisions—not rushed decisions.

Planning-Aware Real Estate Guidance
Some residential transactions involve more than the property itself. Trusts, estates, probate, inherited property, family transfers, business ownership, investment property, tax basis, possible Section 1031 exchange planning, possible Section 121 home-sale exclusion issues, and asset-protection considerations may affect the path forward. Chad’s legal background helps him recognize when those issues may exist, ask better questions, and coordinate with the client’s closing attorney, tax advisor, estate-planning attorney, financial advisor, lender, or other professional as needed. This planning-aware approach is particularly useful when the real estate decision is part of a broader life, family, investment, or wealth-transfer decision.
"It gives me great pleasure to say that Holley and Chad Tillman are the most invaluable people I have worked with. From the time they saw and evaluated my home they gave me clear and cogent reasons as to pricing, as well as what needed to be done to put the house on the market. They assisted in finding appropriate people to do the work and assisted in supervising the work. They were available and responsive to me as well as to all prospective buyers and their agents. Even more to the point they gave appropriate advice and support as to negotiating with these buyers. On completing the sale, they continued to be supportive and helpful in the practical issues of moving. I can honestly say they were my shining light in a difficult process and would recommend anyone to use their services." - Elaine C. | $2 million listing client
